Real Estate Brokerage Register No.: 212/2026
General Terms and Conditions – valid from 15 September 2026
These General Terms and Conditions regulate the terms and manner of providing real estate brokerage services by STEN-EX d.o.o. – Stopa Nekretnine (hereinafter: the Broker).
The Broker operates in accordance with the Real Estate Brokerage Act and other applicable regulations of the Republic of Croatia.
The applicable Price List forms an integral part of the documentation governing the relationship between the Broker and the Client.
The Broker provides brokerage services on the basis of a written brokerage agreement concluded with the Client.
The agreement is concluded for a definite period and contains information on the contracting parties, the subject of brokerage, the type of legal transaction, the amount of the brokerage fee, additional services and costs, and the Broker's registration number.
The Price List applicable at the time of concluding the agreement forms an integral part of the brokerage agreement.
Within the scope of the agreed brokerage services, the Broker shall in particular:
The specific scope of services may depend on the type of brokerage and the content of the individual brokerage agreement.
The Client shall:
The Client is not obliged to enter into negotiations or conclude a legal transaction with a person introduced by the Broker.
The amount of the brokerage fee is determined by the applicable Price List and the individual brokerage agreement.
The brokerage fee covers the usual brokerage services, including connecting the Client with a third party, checking the status of the property and preparatory activities for concluding the legal transaction.
The specific amount of the fee, the party or parties responsible for payment, and the payment terms are determined by the brokerage agreement.
The Broker may have separate brokerage agreements with the seller and the buyer for the same property.
In such case, each party enters into its own brokerage agreement specifying its payment obligation and the amount of the fee.
The total brokerage fee charged to both parties for the same property may not exceed the maximum amount specified in the applicable Price List.
If the Broker has separate brokerage agreements with both parties for the same property, but it is agreed that the brokerage fee is to be paid by only one contracting party, that party may be charged a brokerage fee of no more than one half of the brokerage fee specified in the applicable Price List, in accordance with the applicable law.
Property viewings are arranged in agreement with the Broker and, where necessary, with the Client.
A viewing confirmation may be signed when a property is viewed through the Broker.
A viewing confirmation does not constitute a brokerage agreement and, by itself, does not create an obligation to pay a brokerage fee.
The Broker may not charge a brokerage fee to a third party who, in the legal transaction, assumes the role of buyer, lessee or other party and who has not entered into a brokerage agreement with the Broker.
In addition to brokerage services, the Broker may provide separate additional services listed in the applicable Price List, including:
Additional services are agreed separately when they are not included in the individual brokerage agreement.
The costs of lawyers, notaries public, surveyors, architects, appraisers, court and administrative fees, preparation of studies and reports, energy certificates and other third-party services are not included in the brokerage fee or the prices of additional services, unless expressly agreed otherwise.
The amount of third-party costs is determined according to the actual cost or invoice issued by the third party, while the party responsible for payment is determined by the brokerage agreement or a separate agreement.
The brokerage agreement terminates upon expiry of the agreed period or upon termination by either contracting party, in accordance with the law and the brokerage agreement.
If, after termination of the agreement, the Client concludes a legal transaction that is a result of the Broker's previous activities, the Broker shall be entitled to the agreed brokerage fee in accordance with the law and the brokerage agreement.
The Broker protects the Client's personal data and other confidential information in accordance with applicable regulations.
The processing of personal data is further regulated by the Privacy Policy published on the Broker's website.
The Client may submit a written complaint regarding the services provided to the Broker's registered office address or official email address.
The relationship between the Broker and the Client shall be governed by the laws of the Republic of Croatia.
These General Terms and Conditions shall apply from 15 September 2026.
